I’ll never do an automated calculation to approve or deny a loan. I got to know you, your proposed rehab project, and how you plan to flip the property. Personalize loan terms to your project to help achieve success.
What do I need to get the funding :
To be able to get these loans, you do not need a good income or credit score all you need is a good investment property under contract with good equity so you can make money in any market.
Basic loan information :
These private loans are short term typically for 6 months and with an option to extend for a year or longer. These are simple interest only loans and not amortized loans. I only finance 1st lien position loans secured by mortgage, note and personal guarantee.

Fix and Flip
I provide private money loans for real estate investors to fix and flip investment properties for a profit. Our investors use different exit strategies, either close and put it on the retail market or wholetail, or rehab the property. We can provide up to 100% financing of the purchase and rehab costs depending on the after repair value (ARV) and at what discount you are purchasing the investment.


Rental Properties
If you find a suitable investment property either in distressed condition or with tenants and like to keep it for rental income, then I can help you fund it, most of my investors season them for 6 to 7 months and then refinance with conventional lenders.
New Construction
This is a niche investment area for some investors who develops one to multiple properties from the ground up. I can finance construction loans and we will release the draws after certain development mile stones are met.


Bridge/Cash-out Loans
Typically, buyers who need short-term financing when conventional loans cannot close due to any last-minute issues or need time to sort things out and you have a deadline for the closing date. Another scenario is you need to take cash out for any other reason from your free and clear property for any other investment or property taxes, or other situations and scenarios.

Commercial properties
Not all commercial properties are created equal. I am happy to fund any commercial properties including where you can earn a great cash flow. These are also typically short term bridge loans or to season the property while you secure the long-term funding or exit the property by selling to an end user buyer.

Are you a direct private money lender or will you broker this loan to another company or investor?I am the direct private money lender where you will interact directly with the owner of the company. Decision maker at your first contact

What ARV do you lend or how much do you lend ?I do not use fixed formulas to calculate how much I can lend you. It all depends on the property type, equity, market you are in and work relationship we have. My goal is for you to be successful every time making money. It must be a win-win always.

Do I need to put any down payment ?Typically yes, we need skin in the game from you so we know you do everything possible to be successful. Some scenarios we do not need much or we can finance 100% of purchase price, some scenarios we need more of your funds. It depends on the deal, equity, experience and your track record.

What is your interest rate and how many points do you charge ?Typically charge 2 to 3 origination points and 10-12% interest only payments Depending on the loan type property equity and borrower qualification terms may vary slightly

What are the other fees and charges ?A $495 admin fees, lender doc prep fees for your loan closing and no other junk fees like under writing, inspection fees, or certification or review fees, application fees etc

Is there a pre-payment penalty?No pre-payment penalty, pay with out pre payment penalties most private lenders charge.

How long will it take to fund the loan?We can close the loan in 2 days to a week once we have all the documents ready and approved for closing TIME is of essence for these opportunities to materialize and I can make closing happen as quickly as possible or I have investors who has to wait for a long time to close while working through title issues or short sale approvals or building permits for new constructions. It depends on case by case.

Do you lend rehab costs for a fix and flip project?Yes and it depends on several factors including equity in the project, investors experience and rehab plan
